Portugal's investment residence route (ARI) is a temporary, renewable residence permit. AIMA currently lists five routes — investment funds, company creation with jobs, job creation, research and cultural heritage. Buying property does not qualify. Holders must keep the investment for five years and spend minimal time in Portugal.

Family
Family reunification can be requested at the same time as the investor's ARI application and depends on the investor's permit being granted. Each family member pays their own fees.
Minimum stay
At least 7 days in the first year and at least 14 days in each subsequent two-year period.
Renewal
Renewal requires continued compliance with the scheme — including keeping the investment where it remains the basis of the permit — the minimum periods of stay, a valid passport and payment of fees. Renewals of permits expiring between 22 February 2020 and 31 December 2026 are filed through AIMA's Renewals Portal.
Keeping the investment
Keep the qualifying investment for at least five consecutive years from the date the residence permit is granted.
Citizenship
No direct citizenship. ARI holders may apply for permanent residence under the Immigration Act and may apply for nationality by naturalisation only if they meet all requirements of the Nationality Law, which are assessed separately.

Portugal: frequently asked questions

Can I still get the Portugal Golden Visa by buying property?

No. AIMA's current list of ARI routes does not include real-estate purchases, and ARI investments may not be directed — directly or indirectly — at real estate.

Does the ARI give Portuguese citizenship?

No. It is a temporary residence permit. Holders may later apply for permanent residence and, separately, for nationality by naturalisation if they meet all requirements of the Nationality Law.
