Official name: Residence permit for investment purposes (Golden Visa) — Migration Code

A five-year, renewable residence permit for non-EU nationals who buy qualifying real estate in Greece. Thresholds are €800,000, €400,000 or €250,000 depending on location and property type. It does not allow employment.

Greece grants investor residence permits to third-country nationals who acquire qualifying real estate. Since Law 5100/2024 the minimum depends on where the property is: €800,000 in the Attica Region, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants, and €400,000 elsewhere. A €250,000 threshold applies only to conversions of commercial or industrial buildings to residential use and to the restoration of listed buildings.

Greek law titles the permit a “permanent residence permit” for investors, but it is valid for five years at a time and stays tied to the investment — selling the property ends it.
