Official name: Golden Visa (long-term residence) — real estate investors

A long-term, renewable UAE residence visa for owners of property worth at least AED 2 million. Dubai and Abu Dhabi services issue it for 10 years; spouse, children and (in Dubai) parents can be sponsored.

Property owners can apply for the UAE Golden Visa through emirate-level services. The Dubai Land Department describes a 10-year renewable residence permit for owners of property with a purchase value of at least AED 2,000,000; Abu Dhabi also issues a 10-year visa for real-estate investors.

The federal UAE portal (u.ae) currently lists real-estate investors under a 5-year duration, so confirm the duration that applies to your emirate before you apply. The Golden Visa is residence, not citizenship.

Value can be reached with one or more properties. Mortgaged property qualifies only with a bank no-objection letter showing the amount paid (Dubai), or equity of at least AED 2m (Abu Dhabi).
